At KIE House Rentals, LLC we strive to provide our renters with exceptional management services.

Leasing

All persons 18 years or older regardless of income or employment must submit an application with a non-refundable $25 application fee. If we are unable to verify your information, we must deny the application.

All applications are screened to ensure the protection of our properties and the surrounding properties. A Complete Credit and Reference Check is performed on all applicants. We collect many applications but only process one application at a time on a property. In determining the most qualified applicant, we assess the credit, criminal background, rental history and income of each applicant.

Inspections

All rental properties are inspected every 90 days for suitable living and maintenance condition.

Monthly Payment

All rental payments are due the 1st of every month. Payment is considered late if not paid on the 5th and 10% of the rent will be added to the amount due.

Yard Maintenance

Tenants are responsible for maintaining the grounds of the rental property. If failure to maintain, a $65 fee will be added to the monthly rent for maintenance.

***No inoperable vehicles on the property. All vehicles must be in working condition.

Credit Requirements

To determine satisfactory credit worthiness, we obtain a report from a credit-reporting agency. Combined credit score of 550 or higher. If you have credit problems, your application may be approved with a higher security deposit.

  • Foreclosures and/or bankruptcy filings will result in a higher security deposit.
  • Tax liens and/or judgements will also result in a higher security deposit.
  • Outstanding debt to property managers or landlords will result in higher security deposit.
  • Eviction filings on record within the past 3 years will be denied.
  • Eviction filings on record within the past 3-5 years will result in 2x security deposit.

Requirements

Household income must be no less than 3x 1 month’s rent or rent must not exceed 40% of total income.

Income

  • Proof of income required.
  • Copies of 2 most recent pay stubs.
  • Copies of 2 most recent government payments. (SS, SSI etc.)
  • Official new hire letter from employer.
  • If self-employed, most recent tax return and bank statements.

Criminal Background Check

An applicant may be denied with the below items on their criminal background:

  • Violent Crimes
  • Illegal Drug Distribution or Manufacturing
  • Registered sex offenders

Pets

  • No Pets allowed!!

If your application is approved or denied, you will receive confirmation via email or phone. If approved, you will be contacted with the amount you need to bring at lease signing to secure the home.
